Lewis County is heating up as we head into summer. If you’re a buyer, that means you’ll have plenty of inventory to choose from. If you’re thinking about selling, now is a great time to reach out and start making a plan. Here’s a quick rundown of where the residential market stood in Lewis County for May:
Average Residential Sales Price: $472,190
Average Days on Market: 70 days
Active Listings (Inventory): 430 homes
New Listings: 178
Homes Sold: 91
What This Means
While inventory continues to trend upward, closings remain comparable to previous years. In other words, inventory is increasing, but the number of homes selling isn’t keeping pace. That means more competition for sellers and more options for buyers.
Local Insight
In July 2025, Lewis County had 475 residential listings for sale and only 87 closed sales. If current trends continue, I wouldn’t be surprised to see inventory climb to 500+ active listings by July.
Quick Advice
For Buyers: With inventory at some of the highest levels we’ve seen in a while, now is a great time to start your search. If you haven’t checked in with a lender recently, it may be worth reaching back out to see if there are new loan programs or financing options available to you. Why not take advantage of this buyer-friendly market and start investing in an asset of your own?
For Sellers: If you’re thinking about selling—or already have a home on the market—don’t let these numbers scare you. We’re moving closer to a balanced market, but in the meantime, pricing correctly and making your home show its best are more important than ever. Work with a trusted agent (hopefully us!) and take their advice. Doing so will give your home the best chance of selling within your desired timeline and goals.
